The example below is of a property being listed for $1.44 million dollars. we are going to determine if this is a good deal.
Its a 16 unit building and that means theres an average $900 in rent per unit.
The strategy here is to calculate, based on past performance, expenses and income to verify if its worth the price they it's listing for.
If you were to invest in the stock market, you can expect an 8% return, so anything above that is a good deal.
Based on this schedule, it will take 6 years to make 115% of your investment back. This value does not include the monthly interest return (cash on cash)
